Warsaw Offices, Q4 2017 - The office market in Warsaw is not slowing down



Warsaw remains in the center of developers’ and tenants’ attention not only in Poland, but in CEE as a whole. 

Warsaw Office Market Q4 2017The upcoming supply growth, supported by the falling vacancy rates and high leasing activity shows a balance on the market, however concerns of overheating still arise. On the other hand, the forecasted supply drop in 2018 could shift the market advantage towards landlords’ side.  

The development is distinctly limited to the city center – 75% of the constructed pipeline will be delivered in the Central Warsaw (over 650,000 sq m), precisely half of the pipeline will enrich City Centre West zone, which will only strengthen its position as a new business centre in Warsaw. 


HB Reavis, Ghelamco and Skanska remain the most active developers – their projects account for 42% of the 2018-2021 pipeline.
